Q plus commercial property inspection services

As an active member of the Certified Commercial Property Inspectors Association (CCPIA), Q Plus performs inspections services according to the CCPIA International Standards of Practice for Inspecting Commercial Properties (COMSOP). Each inspection includes a structured walk‑through survey, targeted research, and a clear, decision‑ready report.

Our process evaluates the condition, safety, and functionality of major building systems, helping investors, lenders, and owners make informed decisions.

Service fees are based on a pre-assessment of the property and focus-specific needs of the client. Contact Q Plus to initiate the pre-assessment process.

Pre‑Purchase Commercial Building Inspections

A full due‑diligence inspection designed for buyers evaluating commercial assets. We assess the building’s structure, roof, HVAC, electrical, plumbing, life‑safety systems, and site conditions. Findings are documented with photos, severity ratings, and recommendations aligned with CCPIA reporting guidelines.

Example Engagements

Pre‑Lease & Triple‑Net (NNN) Lease Inspections

For tenants entering NNN or modified‑gross leases, Q Plus provides a baseline condition assessment before occupancy. We identify existing deficiencies, deferred maintenance, and system conditions so tenants understand their future obligations and negotiate confidently.

Capital Reserve Planning

Using CCPIA‑aligned inspection data, Q Plus helps clients anticipate future building system costs. We provide lifecycle insights for roofing, HVAC, paving, exterior envelope, and other major components to support budgeting and long‑term planning.

Facility Condition Assessments (FCA)

A structured evaluation of building systems and components to determine current condition, remaining useful life, and anticipated capital expenditures. This service is ideal for portfolio owners, property managers, and long‑term investors.

System Inspections

A focused evaluation of commercial roofing systems, including membrane condition, drainage, penetrations, flashing, and signs of moisture intrusion. Visual assessments of mechanical, electrical, and plumbing systems to identify deficiencies, safety issues, and functional concerns. A review of visible life‑safety components such as emergency lighting, fire doors, extinguishers, alarms, and egress pathways.

Observations follow CCPIA’s walk‑through survey methodology and recommended documentation practices.

We document observed conditions and provide recommendations consistent with CCPIA’s inspection and reporting standards.

Scope of Service

While the CCPIA Commercial Standards of Practice (COMSOP) outline specific exclusions and limitations for certified commercial property inspectors, Q Plus is able to provide a broader level of insight due to the additional expertise and qualifications of our inspection team.

Our inspectors bring advanced backgrounds in construction, federal construction quality control management, county building inspection, and code‑level knowledge, allowing us to offer observations that often go beyond the minimum COMSOP requirements. This may include more detailed insight into:

  • Plumbing and electrical code compliance

  • ADA accessibility considerations

  • Remaining life expectancy of major systems

  • Cost‑to‑remedy estimates based on real‑world construction experience

For highly technical evaluations or hard cost estimates that fall outside the scope of COMSOP, Q Plus partners with qualified third‑party specialists. These experts can be included within our inspection fee structure, or clients may choose to hire their own specialists to support their due‑diligence process.

This blended approach—COMSOP compliance supported by elevated expertise—allows Q Plus to deliver a more comprehensive, decision‑ready assessment for investors, lenders, brokers, and property owners.
